Meeting of the Board of Directors

Esperanza Estates Ramada

Green Valley, AZ

The meeting was called to order at 1:00 by HOA President Thomas Cooke.

Board members present: Joan Moreaux, Boyd Morse, Dean Hess, Jim Lindberg, Eric Ellingson, Joe McCalpin, Barb McCalpin.

Board members absent: Absent but excused was Sam Barnard.

Announcements: There were no announcements.

Acceptance of previous minutes: There were no corrections to the November meeting minutes, which are considered approved.

Treasurer’s Report: Joan Moreaux presented the treasurer’s report, which was largely unremarkable.

Committee Reports:

Architectural: Dean Hess reported he has two inspections to schedule, which he will take care of over the next few days. A motion for formal ratification of the driveway repairs done by Terry Shay and approved by earlier voice vote, was made, seconded, and approved, as allowed by Article IV, Section 4.6 of the Bylaws of the HOA.

Capital Projects: Dean Hess briefly discussed the proposed construction of restroom facilities at the tennis/pickle ball court, which is being studied. It was noted this project is highly tentative at present and not ready for a full discussion.

Common Areas: Dean Hess reported that he is working closely with the owner of our landscape maintenance company and that things are going fine. He has the work crews scheduled to clean out several of the washes, which have become somewhat overgrown.

GVC: Joe McCalpin presented a brief overview of the GVC‘s activities. A full report on the GVC’s activities will appear in the December Periodico.

Neighborhood Relations: Boyd Morse reported that peace and harmony is prevailing in Esperanza Estates.

Recreational Facilities: Tom Cooke reported on recent problems with the sewers for the pool restrooms, which has been addressed after several visits from a plumber.

Hospitality: No report.

Neighborhood Watch: Mary Beth Wallace is collecting updates for the EE Phone & Street Directory which will be available for purchase at the annual meeting.

Enhancement Team: Barb McCalpin reported. The Team has been busy and has a lot planned. Raffle tickets and Pet Plaques will be for sale at the annual meeting. The annual Dessert Buffet will be held again January 29. The Team has purchased two additional heaters for use at the Ramada. They are investigating installation of some new electrical outlets, some with retractable cords, at the Ramada. Plans for the spring yard sale continue.

Old Business: Tom Cooke reported on the legal disposition of Stoney Brown’s case re the charge of criminal burning; the case was disposed by agreeing to make a donation to the GV Fire Department.

New Business: Kathy Sawin reported on the activities of the EE Gardeners in Bill Berdine's absence. The Gardeners committee has grown substantially, and the “snake” under construction has been a project that many have signed up to support by helping to construct tiles for. When completed, it will be installed on the knoll at EE Park on Holgado.

   A request for the HOA to pay a plumbing bill incurred by the owner of 1010 Regalo was favorably acted upon, by motion duly made and seconded. The bill was incurred for repairs to the incoming water supply pipe after it was damaged during the removal of a large common area tree adjacent to the house by an HOA contractor.

   Jim Sage presented a proposal for the placement of a flag pole in Sunset Park. Following discussion, the matter was tabled for further study.

   A discussion was held about the proposal for altering the CC&Rs to allow trim colors other than Norfolk Brown to be used. Criticism was expressed about the way the matter has been approached and the issue in general. This matter is up for a vote at the annual meeting in January, where the issue will be decided.

   A couple of members expressed regrets as to the current deteriorated condition of the streets in EE, and asked that something be done.

There being no further business to be brought before the meeting, it was adjourned at 2:33 pm.
