Meeting of the Board of Directors

Esperanza Estates Ramada

Green Valley, AZ

The meeting was called to order at 1:00 by President Thomas Cooke.

Board members present: Bruce Liljegren, Joan Moreaux, Joe McCalpin, Barb McCalpin, Stoney Brown, Sam Barnard, Bob Hunton, and Dean Hess.

Board members absent: None

Announcements and Recognition of New Members: Eric and Jane Ellingson were thanked for their recent cleanup of the Ramada. Rich and Barbara Thompson, who reside on Regalo, were welcomed as new members of the HOA.

Acceptance of previous minutes: There were no corrections to the November meeting minutes, which are considered approved.

Treasurer’s Report: Joan Moreaux gave the Treasurer’s Report. She reported the HOA is tracking well for the year and is a bit under budget. Dues assessments for 2011 are coming in well. The 5 year capital budget has been completed, and was discussed. Upon her motion, and seconded by Dean Hess, the capital budget was approved. It will appear in the December issue of the Periodico.

Committee Reports:

Architectural: Bob Hunton reported on issues involving the following properties: 1178 Excelso; 1070 Excelso; 155 Napa; 1113 Excelso; and 871 Regalo.  All involved incorrect paint colors. The owner of 1178 has agreed to repaint an area which violates the CC&R's.  The owners of 1070 Excelso have been contacted, but have not yet responded; it was reported they will be here shortly and will be spoken to at that time.  The owner of 1131 Excelso has been advised of the discrepancy in color and has elected to take no action as of this time; further board action will be needed.  The owner of 155 Napa will be contacted, as the tenant has refused to take any action despite repeated requests. The owner of 871 Regalo has agreed to paint their garage door.

Capital Projects: The 5 year capital projects budget constitute the report.

Common Areas: Stoney Brown reported the landscape crews will be cutting back the Mexican Bird of Paradise plants and Oleanders, as well as raking the “tree straw” which has fallen.  Application of pre-emergent weed control will begin in the next while, to make it effective for next year. Thanks were extended to the 17 volunteers who worked in the common areas on December 8.

GVCCC: Joe McCalpin is writing an article for the next Periodico, explaining what the GVCCC has been doing, which has been quite a bit. It was noted that the new name of the GVCCC will be the Green Valley Council.

Neighborhood Relations: Dean Hess reported peace and harmony is prevailing throughout our neighborhood.

Recreational Facilities: Tom Cooke reported the pickleball program is now underway for the winter and is doing well, with lots of players; the courts are being used seven days a week. There is a problem with the pool cover not operating correctly and service has been requested. Craig Surprise reported the Ramada Wi-Fi “hotspot” has been getting use at a good level.

Hospitality: Sam Barnard reported Hamburger Nites have been scheduled for January and February, and other events are in the planning stages. The Committee has $605 in the bank.  A new bank is being looked for -- due to new, monthly charges that are being threatened to be levied against the Committee’s account.

Neighborhood Watch: Mary Beth Wallace reported that all new homeowners, with the exception of 2 who are not yet in residence, have been contacted and given information packets.

Enhancement Team: Barb McCalpin reported fund raisers are being planned, and the Team is seeking additional projects for this coming year.  A 'Dessert Sampler' is being planned for January 30 as a fund-raiser. The Team also plans on making oilcloth tablecloths for the Ramada tables that will be well-fitting and cleanable.  A surround for the garbage cans at the Ramada is being planned.  A preliminary design was explained. Due to many questions about the design, it was decided to invite the designer to a meeting to discuss the project further. The Team has about $3,900 in the bank, $1,000 of which has been committed.

Old Business: Tom Cooke gave a update on the situation at 910 Circulo Napa. The owner has made an effort to clean up the area in the alley behind his residence which may be acceptable.  The area will be reviewed further.

New Business: A brief discussion was held about the upcoming Annual Meeting. Packets containing ballots and board candidate bio's will be mailed to homeowners the day after Christmas.  The meeting will be held January 17, 2011. Patty Adler has agreed to act as recording secretary, replacing Jerry Allen after her many years of service which has been very much appreciated by the board.

Miscellaneous Items: None discussed.
