Meeting of the Board of Directors

Esperanza Estates Ramada

Green Valley, AZ

The meeting was called to order at 1:00 PM by Vice-President Bruce Liljegren

Board Members Present: Joe McCalpin, Barb McCalpin, Bruce Liljegrin, Steve Brown, Joan Moreaux, Bob Hunton, and Sandy Reed.

Announcements: No Announcements were made. Craig and Cynthia Surprise were in attendance as newcomers to EE.

Acceptance of May meeting minutes: A motion was passed to accept the May minutes.

Treasurer’s Report: Joan Moreaux gave the report. She provided details of our current financial position and reported that we are operating within the budget at the present time. There appear to be some problems with timeliness of the input from our CPA. This problem will be addressed at the September meeting.

COMMITTEE REPORTS

Architectural: Bob Hunton reported on three issues concerning CC&R violations. These issues are being addressed by the committee.

Common Area Maintenance: Steve Brown reported that tree trimming is in process and that Palm tree trimming has also commenced. The property at 1001 Regalo is being cleaned up and the owner will be billed .

GVCCC Meeting: No meeting was held, but a President’s Cluster meeting was held for the purpose of having all of the HOA’s discuss issues that affect them. Discussions were held concerning finances, CC&R’s, and communications. It became clear that the present regime intends to become more active in representing the HOA’s to the County. It was also clear that the condition of streets in all of Green Valley is one of the most pressing issues before HOA Boards. EE was represented by Joe McCalpin and Bob Hunton

Neighborhood Relations: Peace and tranquility abounds.

Recreation: Bruce reported that there are problems with the sprinklers inside the pool area. Action to Bruce and Tom.

Hospitality: The annual Fourth of July Bash will be held.

Neighborhood Watch: MaryBeth Wallace reported that here will be a meeting at the Sunset Ramada on then 27th of June at 9:30 AM. The Minute Men will make a presentation of their activities. Coffee and Donuts will be served.

Enhancement: When Tom Cooke returns, he will coat the cement area at the front of the Ramada to make it conform better the brick flooring of the Ramada.

Old Business: There are concerns about the three trash companies that invade our streets five days per week. The effect on the streets is significant as is the noise. The issue is under study to see how we can optimize the situation. No specific action was assigned.

New Business: There are concerns that some actions taken by home owners adversely affect others. Most often these effects are inadvertent. A general consensus seemed to be that we need a method of communicating the notion of being good neighbors. One suggestion was to create a handbook with advice on how to get along as neighbors. Such a handbook could be included in the new owners handout and posted on our website. No action was assigned, but this issue will be addressed at the September meeting.

Business concluded the meeting was adjourned.
